Finding a leak and repairing its damage can involve different visits. Define what needs to be located and what evidence the investigation should produce.

What to document before the visit

• Record when moisture, sounds or usage changes were noticed.
• Identify affected rooms from a safe location.
• Gather prior repairs and any available utility records.

Understand the proposed scope

Ask which areas and methods the investigation includes, how findings are documented and when opening finishes might be necessary. Locate, repair and restore should be separate decisions. Clarify who authorizes access holes and who repairs them afterward. An investigation may narrow the source without settling the whole repair scope.

• Who handles repair and finish restoration?
