Ceiling water damage
A stained or sagging ceiling requires attention to the source and the condition of the affected area. Keep clear of unstable materials and avoid opening the ceiling yourself to investigate.
What to document before the visit
- Note when the stain first appeared and whether it changes.
- Describe what is above the area, if already known.
- Photograph from a safe position without standing beneath sagging material.
Understand the proposed scope
Ask who investigates the source and who assesses the ceiling before repairs. Painting or replacing a finish is only one part of the scope. Clarify drying, removal, access, electrical assessment when relevant and final finish matching.
Questions worth asking
- Has the source been identified and addressed?
- What must happen before finishes are restored?
- Who coordinates the different trades?
