Roof repair & replacement

A roof decision should connect observed conditions to a defined scope. A leak investigation, localized repair and full replacement are different projects, and a proposal should explain why one is recommended.

What to document before the visit

• Record the location and timing of interior signs.
• Gather roof age, warranty and earlier repair information if available.
• Use ground-level observations; do not climb onto the roof to prepare a request.

Understand the proposed scope

Ask for the areas included, materials, access and protection plan. Compare tear-off, disposal, flashing work, any allowance for concealed deck damage and final cleanup. Request a process for approving additional work after removal exposes conditions that were not visible initially.

Questions worth asking

• What evidence supports repair or replacement?
• Which flashing and concealed-damage items are included or provisional?
• How are changes documented and warranties handed over?
